This weekend I’m going to go look at a property for sale. You know it’s gonna meet your parameters about remoteness and lack of people when the realtor strongly advises you to bring along bear spray. I, of course, will err on the side of caution and bring Best Millimeter and an HK91.
This particular property is close enough to where I currently live that I can go there on weekends and not spend all weekend driving, but far enough that if things get hairy youre gonna have a helluva time getting to me.
Its priced in such a manner that, if I like it, I may be able to swing the adjoining parcel as well and buy myself some buffer against future neighbors.
We shall see. I’m heading out there Saturday and it should be a bit of an adventure.
A smart guy like you already knows this, I’m sure, but whenever I’ve purchased a house, I remind myself that even if the real estate agent contracts as a “buyer’s agent”, they typically get paid by the seller – LOL, so that’s who they work for – forget about the ethical issues – follow the money. I’ve always found it VERY helpful to talk with a few of the neighbors and even the local police\sheriff about any potentially unusual history regarding the property, as well as checking to see if all the structures on the property have been properly permitted. A year after I bought my house, my neighbor told me it had been abandoned in 2008 and someone had found a homeless person had od’d in it. I’m not sure he would have told me that if I’d asked before buying because everyone on the street really wanted that house sold and fixed up. Not really applicable to CZ, but I’m not sure how to find out that kind of thing beforehand.

I already live in a house that I know for a fact has had at least one person go Tango Uniform in it. As long as they cleaned it up, I dont care.
One can FOIL the local PD or Sheriff for “all calls for service at 123 Main St Anytown MT between x/xx/xxxx and today.” They may charge you a small fee, but in my experience, you can figure out a lot from the calls for service, even if they have redacted some stuff. I can’t tell you how many times as a PI that I did a FOIL request and got stuff that they didn’t have to give me, and in some cases weren’t supposed to give me. Additionally, you could call those agencies off the cuff and ask about any issues in the area you’re looking in. My daughter did that before she bought her house. Better yet, stop in, in person and talk to someone. Might not hurt to know the local cops where you’re going to live anyway. Have to weigh that with opsec of course.

Take some pictures, curious as to what that area looks like. Does it have a well on it or would you need to put one in? Water is more important than power since you can always use a generator and holding tank.

Yup…gonna measure out length and drop of terrain to see just how much head of water there is. And I need to find out if its year round. Then again, my energy requirements are so small that even if minihydro isnt possible, my needs should be met witha moderate PV system.
Yes and investigate the upstream areas. Will the water be diverted by rancher Bubba, or the water possibly contaminated by other properties or seasonal “tourons” , tourist morons. And Is there stream or waterflow measurements by any .gov agencies as part of their monitoring programs connected to other bodies of water in the area. Useful data if available. Open bodies sources of water are double edge sword in many regards. Assess that wisely in your overall inspection.

Just did that this last Saturday. Checked off most boxes, but the access road was brutal, and it was pretty much just a pile of bed rock. Really hard to figure out where to put a structure of any kind. Good luck on finding that 5% property.

If it looks like a keeper, get the water tested. A friend had property just across the state line in Idaho, and found the water was radioactive. Lots of Uranium in the rocks, and it decays giving off Radon gas.
This. Old mining tailings leaching out. Prior people on land or area dumping things instead of proper landfill disposals etc. This creek stream etc is a source of bringing “shit” to you or onto your property, just like the existing roads that bisected parcels would bring mouthbreathing bipeds traveling into your a.o. not a good condition or attribute at all.
That’s the other (dark) side of the I can do, build or act anyway I fucking want on my property equation. Also how your garbage man ends up with a face full of mace.

But if not, it might be worth exploring the area a little on the way home, I’ve been working on recombining (under my ownership) some acreage that was subdivided back in the 1940’s, and of the 4 parcels I purchased in the last 25 years only one was listed by a real estate agent. Two were advertised by the old school “nail a For Sale sign on a tree by the road” method and the other I acquired through a tax foreclosure auction. You probably already considered those but thought it worth mentioning. The common theme for the sellers of the two with the For Sale signs was showing up at their not-often-used vacation properties for some hunting and relaxation, but instead spending most of their time fixing problems and maintaining the property. One said it was on his third trip to the hardware store in town that he decided he’d buy a For Sale sign too. On the tax foreclosure one, and you decide if I was an asshole or not, because I owned the adjoining acreage to this property I put some “eyesores” on my side of the property line to make it less appealing to potential bidders that came to have a look at the foreclosed property. There were no other bidders, and I got it for less than half of what I was willing to pay for it. So sometimes just having a ‘foothold’ in an area you like can give you some influence on how things play out down the road.
