You guys remember this group of properties? The realtor dropped me a line to tell me that the sellers have become ‘more motivated’ with some of the lots reduced by $50-60k. Buddy, you could drop it to $0k and I’d probably still not be interested. Too much going on with these properties that make it a hard pass for me.
So, still looking for a chink of dirt. Interestingly, Im seeing more and more properties getting marked down as I read various news articles about how the housing market is slumping. Perhaps theres a buying opportunity coming up? It’d be nice.
I fully recognize that ‘perfect’ is the enemy of ‘good enough’…but honestly, I haven’t seen ‘good enough’ yet. There’s always “Yeah, its perfect except for…” and some things, like a public road bisecting the property, are just not things Im willing to compromise on. So…search continues.

Does the kind of place you want actually exist? Have you actually seen the kind of property with all the things you want in the right area for sale at say 2-3x your proposed budget?

Sometimes we realize after looking at the available options that the best answer is to do nothing and just hold what we have got.
Yup, Ive seen properties that meet my criteria, or meet them enough to be acceptable. Problem is, they either arent for sale, are too far away, or are twice my budget. I’ve no doubt I’ll get what I want, I just need to stay on top of it and be diligent in my search.

Well, yeah….Isnt that how most purchases go? You find what you want within the available market, whether its toothpaste or jet fighters, and if what you want isn’t available you either keep looking or you adjust your wants. Not sure where the ‘bending’ comes in. Clearly, what I want does exist because I’ve seen it elsewhere … so its just a matter of finding it. Or are you suggesting that I simply take whats offered regardless of how it fits my criteria? I can only afford to do this once, I’d like to get it right the first time.

I agree with you CZ, we’re in the same boat as you. The market here in our west MT area is still at or near the peak…
FYI: 50 years ago, my bride and I found a ten-acre site that was perfect. Paid double or triple what other sites were selling for.
Her father told us that we wouldn’t live long enough to get our $$
back . Last year, the inferior ten-acres sold for 2.5 million.
Lesson: Step up and pay more and have what you know is right for you, and enjoy it for the next fifty years.
Prices have gotten so high, and financing so expensive that there has to be a correction – I expected it 4 years ago, so don’t bet money on me!
I’m seeing houses here sell slowly and hearing it lots of other places – I’m not surprised to hear of it near you.
If you go far enough up Nine-Mile, there is a sign for Quinn Hot Springs. The “road” was absolute trash at that point, but interesting that it makes it out there.
It’s a nice community on the way out there, though. Some old mines and still active claims as well.

Existing structure; so no building permits needed to “improve it.” Hell, I know some people outside of Butte that kept the original rock fireplace of the cabin that was on the property they bough, and built a whole new house around it.
I was there, man. That parcel is part of the ones I looked at a few months back. Problem is that to get to the other parcels, theres a road that goes through it…thus negating the privacy aspect I want.
Last I checked, Montana regs require permits for changes as well as new construction.
But at least there are fewer required.
As a builder of several cabins in SE and south central MT building permits vary in each county. The state as a whole requires a septic permit an a electric permit but many counties, especially rural ones far away from Bozeman and Missoula, will allow you to build without the governments permission.
Hang in there, the prices on the ones you want, will be dropping…

Here on the East Coast, housing and land prices are astronomical. We’re considering moving due to physical infirmities and advancing age, but the choices out there hitting $700,000 regularly, and most are surrounded by other houses.
As someone noted, you don’t know what the abutters will do. We were ideal for decades, then new owners near us made some changes.
